New Builds
We can offer a complete service to build your dream home from clearing the site to
when its ready to move into. Naturally you will have found and purchased your chosen site.
If you haven't engaged an architect then we can put you in touch with one
who we have worked with before.
He will then take care of all the legal aspects such as planning permission
and building regulations.
Our experience is not limited to just house building, the featured project pictured on
the left was to construct a barn. Not only did we build it, we designed and project
managed it from start finish, including the final landscaping.
Legal Considerations
Generally most new builds will have to be undertaken with "Planning Permission"
& "Building
Regulations" approval.
This means it will be necessary submit plans
etc. prepared by an architect to the Local Council for to grant permission
to build. You will have to pay the appropriate fees for the intended
work, but includes the fees for inspections by an Inspector
for each stage of the work.
We Can Help
ColneSpring can assist with obtaining "Building Regulations" approval
and provide the necessary drawing etc for simpler new builds not requiring "Planning
Permission". For larger more complex projects we recommend acquiring
the services of an Architect.
Included as a part of our service, we will liaise with the local building
inspector and arrange for the required inspections.
Cost
If you are working to a tight budget we can offer a selection of new build
options including a package known as the shell scheme where Colnespring Builders
will do as much or as little of the work as you require.

practicality and provide useful suggestions based on years of experience.
